OC Subdivision gains approvals

Real Estate Weekly,  July 11, 2007

The Pirro Group has announced the completion of approvals for a 261-home subdivision in the Town of Wallkill in Orange County.

Albert J. Pirro, president of the White Plains-based firm, was responsible for processing the final site plan and subdivision approval. The firm also obtained New York State Department of Environmental Conservation permits as well as approval for extension of municipal water and sewer lines and a special permit.

The 102.5-acre property is located along Cottage Street Wallkill. The development is comprised of 45 single-family homes and 216 townhouses. It is one of the last municipal water and sewer subdivisions in Orange County.

The Pirro Group has also announced it has sold its interest in the development to Baker Residential, LLC of Pleasantville, NY, for an undisclosed amount.

Road, site and utilities are estimated at $7.5 million. The anticipated gross sell- out of the 261 homes has been established at more than $50 million.
