Harlem continues to look forward while also preserving the past
Real Estate Weekly, June 6, 2007 by Barry Gottehrer
Harlem has often been considered a well-guarded gem with a flavor all of its own. Rich in architecture and parks, Harlem has an ever-expanding number of high-end businesses and restaurants that enhance the colorful tempo of this wonderful community.
This atmosphere offers both new and longtime residents a true neighborhood. Harlem continues to attract buyers due to tempting locales and alluring square footage price compared to other areas in Manhattan.
Based on Harlem's widespread popularity, there is a plethora of revenue generating opportunities and an equal amount of developers with differing visions looking to capitalize on them. The boutique style condominium is a concept that reflects the low-rise nature of the surrounding neighborhoods and reflects Harlem's golden era.
Typically, boutique developments are under 30 units and attract buyers from various professions, many of whom are first time buyers, which further enhances this diverse community. As a result, we anticipate continued strong demand and growth in both the commercial and residential marketplaces in this area.
Manor Properties Group has chosen to maintain the integrity of Harlem's pre-war buildings while dramatically updating and renovating their interiors to provide modern-day luxury and convenience.
Our goal is to create quality homes that have a sense of history and respect for the community, but at the same time maximize the potential of the existing buildings.
Casa Loma is a boutique condominium development on West 116th Street near Morningside Park, that features exposed brick walls with a contrasting modern kitchen with shaker style cabinets, granite countertops and stainless steel appliances. The warmth of the brick, high ceilings and crown moldings echo the past while the cool tones and clean lines of the bathrooms convey contemporary luxury. Marketed exclusively through Warburg Marketing Group, Casa Loma is currently 70% sold. On the heels of Casa Loma's success, we introduced The Dover, a boutique condominium development comprised of two brownstones, located on West 123rd Street that blends pre-war charm and modern design.
The gut-renovated interiors offer buyers modern lifestyle and conveniences while the traditionally restored facade of exposed brick and working fireplaces recall the buildings' history.
As a renovated property, The Dover blends seamlessly into the quiet, tree-lined block while offering the convenience of being steps from 125th Street and public transportation.
As new developments reshape the New York skyline and new residents revitalize Harlem neighborhoods, the area's future looks extremely bright as a thriving community rich in history, culture and potential.
Harlem residents can recall the past on tree-lined streets with majestic brownstones and unique shops and enjoy the prosperity of present day and look to the future with the introduction of new restaurants and graceful residences.
